Rawness Development Cost Baseline (Excluding Land)
We publish a transparent baseline so partners and investors can compare projects across locations. It converts house size into one all-in development budget for a Rawness stay, covering design, construction, interior fit-out and the landscape with a natural pool. Land cost is excluded because it varies per site.
Our costing is based on Gross Floor Area (GFA), because contractors build and price the whole envelope: structure, walls, partitions, plant rooms and stairs, not just the usable rooms. For clarity we also show Net Interior, which is the guest-facing space (suites, living, kitchen, storage and internal circulation). To keep feasibility conservative and comparable, we use GFA ≈ Net Interior × 1.15.
Each bedroom is designed as a private 40 m² suite, a generous room with en-suite bathroom, a work table and two comfortable armchairs. Shared spaces scale with house size so guests can gather without compromising privacy.
The all-in development budget (excluding land) is then calculated as GFA × €4,000 per m². This single rate includes design and permits, surveys and engineering (MEP/HVAC), structure and envelope in natural/local materials, high-quality interior fit-out and FF&E, full kitchen and IT, low-impact water/wastewater systems, landscaping with an edible garden and a natural swimming pool, external works, preliminaries, overhead & profit and a prudent contingency.
Extraordinary off-site infrastructure, financing costs and jurisdiction-specific taxes (e.g., VAT) are not included unless stated in a local budget.
